Level 2 Survey, also known as a Home Buyer Survey or Home Condition Survey.
A Level 2 Survey is built on an easy-to-understand traffic light system. The report will describe each element of the property identifying any risks, potential legal issues and defects. These will be highlighted with recommendations for further investigation as well as advice on repairs or ongoing maintenance.
A Level 2 Survey is suitable for:
+ Houses or flats which are less than 100 years old
+ Built of conventional materials
+ No major alterations or extensions
+ In reasonable condition
Level 3 Survey, also known as a Building Survey or a Full Structural Survey.
A level 3 Survey is our most comprehensive level of inspection. It gives an in-depth description of the construction and condition of the property. It not only describes visible defects but considers potential problems caused by hidden flaws and provides an outline of repair options and the likely consequences of inaction.
A Level 3 Survey is recommended if the property is:
+ Over 100 years old
+ Dilapidated or in need of significant repair
+ Has had significant alterations or extensions
